Fountain self-storage facility sells to national REIT
A 563-unit self-storage facility in Fountain recently sold to a national self-storage real estate investment trust.
The REIT paid an undisclosed amount for the Valley Mini Storage, renamed SecurCare Self Storage, at 639 Carson Blvd.
The 72,250-square-foot storage facility was built in 1997.
Adam Schlosser and Charles “Chico” LeClaire of The LeClaire Group of Marcus & Millichap listed the property on behalf of the seller, a private family trust.
“This sale represented the final chapter in a long successful real estate career for the seller and a strategic acquisition for the buyer to bolster what was already a strong presence in the Colorado Springs market,” said Schlosser. “We’ve had to navigate a few new headwinds here or there to get deals across the finish line these days, but nothing like other commercial real estate asset classes are experiencing. We’re lucky to be in this business.”
SecurCare Self Storage comprises climate and nonclimate-controlled units. Located on the southern edge of Colorado Springs in Fountain, the property is located just over 1 mile east of Fort Carson. The surrounding demographics for the facility include 112,000 people and 35,000 households within a 5-mile radius with an average household income of $66,194.
