James Roupp is primarily focused on representing buyers and sellers of office buildings and land for development in the Denver metropolitan area. In 2013, he completed three land transactions totaling more than 3.25 acres worth more than $19.5 million in land value. At full build out, these projects will deliver: a 350 room hotel development adjacent to the 15th & California Light Rail Station; a 150 unit apartment development adjacent to the 38th & Blake Light Rail Station; a 275 unit apartment development located in the Lower Highlands.
Additionally, James recently completed two other Transit Oriented Development (TOD) transactions totaling more than 2.4 acres worth more than $2.8 million in land value. At full build out, these projects will deliver: a 50 unit Low Income Housing Tax Credit (LIHTC) apartment development adjacent to the Evans & Santa Fe Light Rail Station; a TBD mixed use project planned for development adjacent to the 38th & Blake Light Rail Station.
James currently has active listings for more than 6.5 acres of land located in the Central Business District (CBD) and is currently retained as a consultant on the development of approximately 400 acres surrounding a privately financed Light Rail Station to be constructed on the East Line – one stop away from the Denver International Airport (DIA).
Experience
Prior to rejoining JLL in 2011, James spent five years with the Denver Urban Renewal Authority (DURA). At DURA, he was responsible for underwriting approximately $30 million of Tax Increment Financing (TIF) investments in real estate development projects in Denver, with a leveraged development value of approximately $150 million.
Prior to his work at JLL and with DURA, James worked with Corporex Colorado, a commercial real estate development company based in Cincinnati, Ohio. At Corporex, he was involved in the development of the 174 room Embassy Suites Hotel at the Denver International Airport.
Simultaneously, James developed strategic financial models used to analyze the acquisition of hotels and office buildings throughout the western United States, resulting in the acquisition of 188 Inverness Drive.
James began his career in real estate with the Staubach Company in Denver, where he supported senior tenant representation brokers.
