CBRE secures first office tenant at new St. Joseph’s campus
Children’s Medical Center was the first tenant to secure office space at the St. Joseph Medical Office Pavilion, which is set to wrap up construction later this fall.
CMC signed a lease agreement with the developer Dallas-based Fidelis Healthcare Partners to occupy 8,699 square feet at the new 97,000- sf medical facility. CBRE’s Dann Burke and Stephani Gaskins are marketing the property’s office space for the developer. Perry Bacalis of Carr Healthcare Realty represented the tenant. Tony Diganci and Carl Holmes of CBRE are providing project management services for the build-out.
The Class A office pavilion is the first new development on the St. Joseph’s campus since the $650 million hospital opened four years ago. It will have three floors dedicated to medical office space as well as 10,000 sf of street-level retail. CBRE will represent the developer in all medical office leases, while Legend Partners will handle retail leasing.
The property also will feature a rooftop deck that includes two outdoor patios and a fire pit. Additionally, the building features free underground physician parking and free structured parking adjacent to the development for visitors, patients and employees.
“The Pavilion combines efficient, modern medical office space with state-of-the-art mechanical systems, including solar panels, a green roof and scenic views of downtown Denver and the Rocky Mountains. It’s a rare opportunity to practice great medicine in a brand-new building on a nearly brand-new campus in the center of Uptown Denver,” said Burke.
CMC will relocate its downtown office from its existing location at 1625 Marion St. to the new facility in the first quarter of 2021. The pediatrician’s office has a long-standing history in Denver, with its first doctor’s practice tracing back to 1931 out of its first location at the Metropolitan Building, at 15th and Court streets.

Upon the building’s completion, Kate Colson-Abel of CBRE will handle property management. There is still approximately 78,000 sf of medical office space available for lease, with the flexibility to suit a variety of tenants.
