Etkin Johnson Real Estate Partners has broken ground on the first phase of Edge 470, a 334,000-square-foot industrial/ flex campus near E-470 and Chambers Road in Parker.
Scheduled for completion in the third quarter, Phase 1 consists of two approximately 80,000-sf buildings on 12.8 acres.
“Every detail of Edge 470 is designed to give tenants a competitive edge in the market, providing some of the highest visibility and accessibility in the area,” said Dave Klebba, a partner at Etkin Johnson. “As the metro area continues to grow, southeast Denver is attracting high-caliber companies looking to take advantage of the highly educated workforce and lower cost of living.”
The buildings can accommodate light-industrial, research-and-development and manufacturing uses. Offering the opportunity for signage on E-470, the park will feature 24-foot ceiling clearance, 10-foot glass lines on three sides, ESFR fire protection, multiple loading capabilities, car charging stations and environmentally responsible design features.
There also will be outdoor amenity spaces with mountain views and direct access to the E-470 Regional Bike Trail System. Tenants will have access to E-470 from either Chambers Road or Peoria Street.
Etkin Johnson acquired the 28.35-acre site for development of Edge 470 earlier this year, citing increased demand from tenants in the southeast suburban submarket.
Compark Properties LLC sold the property for $3.03 per sf.
Powers Brown Architecture designed Edge 470, which is being built by Alcorn Construction.
Two additional buildings are planned in the second phase of development.
