Etkin Johnson Real Estate Partners has acquired just over 28 acres in the southeast suburban submarket to develop a 334,000-square-foot Class A industrial/flex campus called Edge 470.
The first phase of the campus, which will include two approximately 80,000-sf buildings on 12.8 acres, is expected to break ground in the third quarter and be delivered in the first quarter of 2020.
The 28.35-acre site is located at the southwest corner of South Chambers Road and Compark Boulevard, just north of E-470 in Compark Business Campus.
“With the increased demand and sustained growth, the southeast office/industrial market has been on Etkin Johnson’s radar for quite some time,” said Derek Conn, Etkin Johnson partner. “Similar to what we’ve developed along the northwest corridor, our vision for Edge 470 is to create a forward-thinking offering for high-caliber companies looking to grow within metro Denver. This business park is poised to support the recent and continuing population and employment growth in the surrounding area.”
Located directly north of E-470, Edge 470 will provide both accessibility and high visibility. Buildings will offer tenants the opportunity for prominent E-470 signage and feature 24-foot clear height, 10-foot glass lines, ESFR sprinklers, multiple loading capabilities, car charging stations and environmentally responsible design.
The park will be ideal for research-and-development, light industrial and manufacturing uses, said Conn, who noted key industries in the area include aerospace, broadcasting and telecommunications, energy, engineering services, financial services and health care.
“With Edge 470, we’re aiming to deliver a quality product that surpasses anything currently on the market,” he said.
Etkin Johnson Real Estate Partners paid $3.74 million, or $3.03 per sf, for the development site.
David Hazlett and T.J. Smith of Colliers International represented the seller, Compark Properties LLC.

Etkin Johnson plans a second phase of the campus once it secures leasing commitments on the first phase.
