Hawkeye Hotels zeroes in on metro Denver

A growing hospitality company hopes to begin construction late this year on a 12-story hotel in downtown Denver and also will bring additional hotels to the metro area.

Iowa-based Hawkeye Hotels is planning approximately 380 rooms for a site it acquired early this year at 1320 Glenarm St. The project will include an approximately 205-room Fairfield Inn and 175-room TownePlace Suites with a common lounge area, 24/7 fitness center, complimentary breakfast and guest laundry.

The company hopes to break ground in the fourth quarter, weather permitting.

“Hawkeye Hotels has been in the Denver market for a decade now, and demand remains very strong,” said Samir Patel, senior manager of development at Hawkeye Hotels. “We’ve seen many companies establish headquarters in Denver and other businesses expanding due to the diversified and growing local economy. Fortunately, all the underlying indicators for future lodging demand are positive.”

The Glenarm site, which sold for approximately $324 per square foot, is within a block of the Colorado Convention Center, with access to restaurants, retail, Civic Center Park and numerous other amenities. The Fairfield Inn will include work areas with task lighting and convenient electrical outlets, and living and working areas situated near windows to maximize natural light and views. The TownePlace Suites, geared to travelers who require longer stays, will include studio and two-bed suites with fully equipped kitchens featuring stainless steel appliances and granite countertops.

Hawkeye Hotels is targeting completion for the third quarter of 2021.

The company’s other planned hotels are located near Fitzsimons in Aurora and at Gateway Park in Denver. Both are estimated to break ground in the third quarter and open in the fourth quarter of 2020.

The Fairfield Inn & Suites Denver Airport at Gateway Park located at 16191 E. 40th Ave. will provide 161 guest rooms. The approximately 220-room hotel to be located at the northeast corner of Peoria Street and East 25th Avenue, along the new Fitzsimmons Parkway, will combine the Hampton Inn and Home2 Suites brands.

Based in Coralville, Iowa, Hawkeye Hotels owns and operates approximately 50 hotels across the Midwest, South and Northeastern United States. Including joint-venture projects, the company also has at least 10 hotels in predevelopment and a similar number under construction. It previously owned the Hampton Inn by Hilton Denver International Airport on Tower Road and Fairfield Inn & Suites by Marriott Denver Aurora/ Parker.
