An Iowa-based hotel company will develop its first Colorado property – a 98-room dual-brand hotel – at 2534 in Johnstown.
The project will include a 65-key Sleep Inn, accompanied by a 33-room MainStay Suites hotel. Hart Family Hotels will develop the property on a 2.67-acre site it purchased for $1.22 million.
“Hart Family Hotels’ project will mark the third high-quality hotel to be built within 2534 over the past few years. It will be a great addition to the thriving mixed-use community,” said Jake Hallauer, president of NAI Affinity. Hallauer represented the seller, Thompson Ranch Development Co., with NAI Affinity’s Ryan Schaefer.
Located near the southeast corner of the Interstate 25-U.S. Highway 34 interchange, the hotel will complement existing hotels in the growing market, said Jim Nelms of Hotel Broker One, who represented Hart Family Hotels in the land acquisition. “It should fit in very well,” he said.
MainStay Suites is an extended-stay brand by Choice Hotels that includes spacious suites with full-service kitchens, an indoor pool, free guest laundry, a coffee bar and free hot breakfast. Sleep Inn, also a Choice Hotels product, is a traditional, value-oriented hotel.
Nelms said construction likely will begin in the first quarter and be completed in the third quarter of 2020. He is working with Hart Family Hotels to identify additional development sites in the Denver area.
Hart Family Hotels developed its first hotel in Spencer, Iowa, in the early 1960s. It since has developed 25 hotels in Iowa, South Dakota, Minnesota, Illinois and Wisconsin.
