Level Office picks downtown Boulder co-working location

Level Office will open a co-working facility in downtown Boulder next summer.

Level Office will open its second Colorado co-working facility in a 22,533-square-foot building in downtown Boulder.

The company purchased the building at 1495 Canyon Blvd. from U.S. Bank for $6.5 million, according to Boulder County records. The bank leased back a small portion of the space, which houses a branch bank, for five years.

Level Office, which offers both co-working space and private offices, will open the facility this summer.

“We chose Boulder for our 19th Level Office location because of its highly educated workforce, its active population base and its rapid job growth,” said Level Office founder Bill Bennett.

Situated in the heart of Boulder, near the Pearl Street Mall, “Locationally, it was a great fit for them,” said Matt Ball of Colliers International, who represented Level Office in the transaction. The location is close to restaurants, shops and other amenities.

Level Office opened its first Colorado facility just off the 16th Street Mall in Denver last year.

“Unlike other co-working providers, Level Office owns the buildings in which we operate, allowing us to make infrastructure improvements like direct fiber internet, while keeping rents substantially lower than our competitors,” Bennett said.

The Boulder building, which was being offered for lease, was being pursued by another buyer, although it wasn’t being marketed for sale. Lisa Vela and Scot Huber of Colliers International represented the bank in the sale.

Level Office’s Boulder location, Level Office 15th & Canyon, is walkable from the pedestrian mall and Boulder Creek Path, and also will offer on-site parking. There will be private offices, office suites, co-working space, daily offices, conference and meeting space with videoconferencing, and event space. Amenities will include an espresso bar, printing services, on-site storage, local beer on tap, a fully stocked refrigerator and administrative assistance.

Private offices will be move-in ready, with office furniture, direct fiber internet and Wi-Fi.

Level Office also offers a range of community and networking events.
