High-end mountain bike manufacturer Yeti Cycles signed a lease for a 28,650-square-foot flex building at Corporate Center in Golden with plans to expand its corporate headquarters to nearly 60,000 sf.
Yeti, which occupies 30,300 sf at 621 Corporate Circle, will grow into the new space at 611 Corporate Circle in early 2021. Approximately 60 employees will work within the two facilities.
St. John Properties Inc. owns Corporate Center, located at West Sixth and West Colfax avenues.
“Consolidating into one centralized corporate campus will increase the overall efficiency of the company, especially the logistics and shipping division of the company, as 611 and 621 Corporate Center share a truck court,” said Brandon Jenkins, St. John Properties regional partner for Colorado, who represented the landlord in the transaction. “This expansion requirement illustrates our ability to present timely solutions to the emerging and changing real estate needs of our clients. The decision by Yeti Cycles to retain their presence with Corporate Center demonstrates the attractiveness of the business environment and its strategic placement near amenities and major highways.”
“We are excited to have our long-term facility plan fully baked and continue our partnership with St. John Properties to meet our ever-expanding space needs,” said Bill Mueller, Yeti chief financial officer. “The central Golden location, with access to five major trailheads all within riding distance to the office, is one of the most valuable aspects of the facility.”
The two buildings will house administrative operations, as well as all research and development, sales, product assembly, and warehouse and logistics operations.
Yeti Cycles makes high-quality, race-bred mountain bikes. It signed a lease for 8,400 sf of space within Corporate Center in 2004, expanded to 14,000 sf and subsequently moved into more than 18,000 sf at 621 Corporate Circle before occupying the entire building in late 2017.
A couple of years ago, Yeti Cycles considered partnering with The Neenan Co. to develop a new outdoor lifestyle campus in Golden for its own expansion and like-minded companies; however, it determined expanding within the Corporate Center was a better fit. Tanner Mason of Benchmark Commercial represented Yeti in the lease.
Corporate Center is comprised of 14 buildings with more than 600,000 sf of flex/ research-and-development, office and warehouse space. It offers visibility from Interstate 70 and C-470, and is close to restaurants, hotels and other amenities.
