The next evolution of Hines’ T3 (timber, transit and technology) office product is coming to Denver’s River North Art District.
McCaffery, Hines and Ivanhoé Cambridge will develop the approximately 250,000-square-foot building on 1.1 acres they recently purchased at 3500 Blake St., a short walk from the 38th& Blake commuter-rail station. The six-story building will be one of the mot environmentally friendly and sustainable developments in Denver, according to Hines.
The developers are working with Pickard Chilton Architects, which designed 1144 Fifteenth in Denver, 609 Main at Texas in Houston and Chicago’s River Point. It will feature a “refined industrial,” heavy timber design incorporating art to pay homage to its setting in the River North Art District. Designed for collaboration and work-life balance, T3 will include common social areas; large, private tenant terraces; a modern fitness facility and bike room; and 20,000 sf of retail space.

Construction of T3 will begin in late 2019.

Hines completed the prototype T3 building in Minneapolis in 2016. It has T3 developments underway in Atlanta and Chicago and plans to announce projects in additional markets.
The Denver site was acquired for $11.25 million, or $225 per sf.
