One Central Park brings office space to Northfield Stapleton

Service Systems Associates will anchor One Central Park, which also will have approximately 22,000 square feet of available space.

Northfield Stapleton, known for its shopping and dining venues, is about to get its first freestanding office building.

Service Systems Associates Inc., in partnership with Elevation Capital Partners, is launching a 45,000-square-foot Class A office building called One Central Park at the northeast corner of Interstate 70 and Central Park Boulevard, a half-mile from The Shops at Northfield. The building will house SSA’s corporate headquarters, with the remaining 50 percent of the space available for lease.

SSA is a Denver-based company that provides visitor services, including food and beverage, catering and retail, at more than 50 cultural and iconic attractions across the United States. Its local partners include the Denver Zoo, History Colorado Center, National Western Complex, Cheyenne Mountain Zoo and others.

“One Central Park is an exciting project because it brings new Class A office construction to one of Denver’ fastest-growing neighborhoods, brimming with amenities including shopping, restaurants and parks,” said Robert Knisely of CBRE Denver Advisory & Tenant Services/Investor Leasing.

“Beyond giving more than 70,000 area residents the opportunity to work where they already live and play, the location has great visibility directly off of I-70 and is less than one mile from the Central Park commuter-rail station, providing easy access to and from downtown Denver and Denver International Airport.”

Knisely and CBRE’s Allison Berry are the leasing agents for the building.

One Central Park, located at 4624 N. Central Park Blvd. in Denver, will include three floors of office space with extensive glass lines, including floor-to-ceiling glass on all four corners, designed to showcase mountain and city views. Co-developers Elevation Capital Partners and Comunale Properties of Denver are targeting a modern aesthetic with sustainable features including electric car charging stations, energy-efficient lighting and state-of-the-art building systems.

Powers Brown Architecture designed the building, which will be built by Alcorn Construction.

SSA’s existing offices are in 11,000 sf adjacent to the National Western Complex at 4699 Marion St., part of an area that is being acquired by the city of Denver for redevelopment.

“In light of our partner the National Western Complex’s future development, we wanted to make the most of the opportunity to find a new home for our employees by seeking out an office space with new amenities, comfort and a good location,” said SSA President and CEO Sean McNicholas. “In this Northfield office, we found what we are looking for, and more, to house our growing SSA family here in the Denver community for many years to come.”

Located next to the Drury Inn and Suites Denver Stapleton, One Central Park will offer 4:1,000 parking, as well as bus service within walking distance to the 1.2 million-sf Shops at Northfield and the commuter-rail station. Signage along I-70 will provide visibility to more than 400,000 vehicles per day.

Available space includes the 15,465-sf third floor and 6,340 sf of on the first floor. The asking rate is $18 per sf triple net. One Central Park will be available for occupancy next summer.

CBRE also is marketing an approximately 1-acre pad site adjacent to the building on behalf of Elevation Capital Partners.

“With Stapleton office inventory so low and vacancy rates hovering around 1.5 percent, One Central Park presents a rare opportunity for companies to take advantage of new construction in a hot live-work-play environment before it’s gone,” Berry commented.

Except for Nobel Sysco’s complex and some office space above retail at Northfield, One Central Park will be the first new office building on Stapleton’s Northfield Campus, which has 70 acres for additional office development. In addition, Stapleton developer Forest City Stapleton has 35 acres for office development in a mixed-use environment at Central Park Station and 41 acres for office product at its Centerfield Campus, according to spokesman Tom Gleason.
