The Opus Group will bring 264,000 square feet of industrial space in two buildings to Dove Valley Business Park.
Situated on 27 acres at the southwest corner of South Potomac Street and South Chambers Road, the project will include an 117,000-sf building with 28-foot clear height and a 147,000-sf, 30-foot-clear building with expansive, unobstructed mountain views.
The site provides access to Interstate 25 via Arapahoe Road, as well as E-470 and I-225 via Highway 83.
“This development further grows our industrial portfolio in the Denver market,” said Sean Cummings, Opus vice president. “The southeast submarket is currently experiencing robust demand for tenants in varying sizes and numerous industries, and this project is being designed with the highest flexibility to capture that demand.”
According to Cummings, there is limited supply in the southeast submarket, with the vacancy rate for similar product just over 6%.
“This project will provide institutional-quality space and amenities to accommodate a wide range of tenant uses, including industrial, e-commerce, aerospace, manufacturing, food service and more,” he said. There also will be an “efficient” truck court and abundant parking.
Construction is slated to begin this month. The buildings will be completed by year-end.
The Opus Group is the developer, design-builder, and architect and structural engineer of record for the development. Doug Viseur and Todd Witty of CBRE represented the seller, the Arapahoe County Public Airport Authority, in the land transaction and are the listing brokers for the new buildings.
