Perlmutter launches office building in River North

Paradigm River North, with 192,000 square feet of creative space, is the latest office building planned for River North.

The eight-story building by Jordon Perlmutter & Co. is targeted for a 31,255-sf site at 3400 Walnut St. It will feature 25,000-sf floor plates, 12,000 sf of curated ground floor retail/restaurant space, and extensive private terraces and balconies.

“We wanted to create an environment that was appealing to the area’s young, educated and ambitious workforce as well as to their employers looking to attract top talent,” said Sean Perlmutter of Jordon Perlmutter & Co. acquisitions and development.

“RiNo is Denver’s most dynamic mixed-use neighborhood, with its combination of amenities, access, residential, transit and an eclectic vibe. Paradigm River North provides the modern workplace solution for innovative companies seamlessly integrated into RiNo’s vibrant live-work-play-eatshop destination.”

Perlmutter & Co. is evaluating its options on construction timing, but Perlmutter said it’s likely the project could be shovel-ready by next spring or summer. The building will take approximately 20 months to complete.

Designed by Tryba Architects, Paradigm River North is described as having “a refined industrial aesthetic with modern sophistication that pays tribute to the neighborhood’s historic industrial character while addressing contemporary trends in modern workspace suitable for growing, cutting-edge companies.” The site is located four blocks from the 38th and Blake commuter-rail station, close to bars, restaurants, housing and other new office buildings.

“We’ve really paid attention to what we feel are top-tier amenities for the building, understanding the experience of the companies that are going to occupy the space. We’ve put a premium on outdoor space. There is going to be a large amount of private outdoor terraces throughout the building, on every level. We think that’s going to be a really great opportunity for the occupants to take advantage of the Colorado lifestyle and the indoor/outdoor vibe,” said Perlmutter.

“The architect has designed a really attractive project that fits with the neighborhood very well. I think it’s going to be very wellreceived,” he commented.

Targeted for LEED Gold certification, the building will be pet friendly and will offer valet parking, downtown and mountain views, a coworking-inspired lobby, secure bike storage, and showers and lockers. Tenants will access the building and offices via a mobile app rather than key card.
