Jay Rollins is the Founder and Chief Executive Officer of Canopy Real Estate Partners, a real estate investment platform focused on acquiring middle-market commercial real estate assets across the Western United States.
Rollins is a nationally recognized commercial real estate investor and platform builder with more than three decades of experience across real estate ownership, lending, and capital markets. Over the course of his career, he has founded and led four successful real estate investment platforms and has participated in more than $6 billion of commercial real estate transactions across over 630 investments, with only three realized losses during that time.
A defining characteristic of Rollins’ career has been his ability to build institutional real estate investment platforms and adapt investment strategy across multiple market cycles. His experience spans both direct real estate ownership and complex real estate credit, providing a deep understanding of capital structures, refinancing dynamics, and distressed market opportunities.
Rollins has invested through numerous market cycles, including the Resolution Trust Corporation (RTC) era of the early 1990s, the Long-Term Capital Management crisis and Russian ruble devaluation of the late 1990s, the internet bubble, the Global Financial Crisis, and the current market dislocation driven by the rapid rise in interest rates.
Across these cycles, Rollins has developed an investment philosophy based on the belief that real estate markets move through periods where either owning assets or financing assets presents the most attractive risk-adjusted opportunities. As a result, the investment platforms he has built have historically adapted their strategies to the prevailing market environment.
Rollins began his career as real estate lender, prior to the founding of Eastern Realty Corporation, a real estate investment and development firm focused on value-oriented commercial real estate acquisitions. Eastern Realty established a successful investment track record before being sold.
He later joined GMAC Commercial Mortgage, where he founded and led the firm’s Structured Products Group. Built from the ground up under his leadership, the platform originated bridge and mezzanine financing on a national basis to middle-market real estate sponsors. The group grew to more than $2 billion of assets under management and became one of the leading structured finance lending platforms in the commercial real estate industry.
Rollins later founded JCR Capital, a real estate investment firm focused on middle-market real estate investments across the United States. JCR Capital raised five institutional investment funds that deployed preferred equity and joint venture equity capital into real estate investments and also established a separate real estate debt platform. At the time of its sale, the firm managed approximately $1.3 billion of assets under management across its investment strategies.
Rollins subsequently founded Canopy Real Estate Partners, his fourth real estate investment platform. The firm focuses on acquiring middle-market real estate assets directly while partnering with experienced local operators. In its core markets of Arizona and Colorado, Canopy acquires assets directly, while in other Western markets the firm partners with talented local sponsors who possess deep market and asset-class expertise.
Having spent a significant portion of his career structuring and investing in real estate credit, Rollins brings a deep understanding of capital structures, refinancing pressures, and sponsor incentives to the acquisition of real estate assets. This credit background provides a distinct advantage when evaluating opportunities in complex or transitional markets where capital stack dynamics often determine investment outcomes.
Over the course of his career, Rollins has also developed a reputation for identifying and supporting emerging real estate talent. Many professionals who were recruited, hired, and mentored by Rollins during earlier stages of their careers have gone on to lead their own real estate investment firms and funds. In addition, a number of entrepreneurial real estate sponsors and local operators whom Rollins backed early in their careers have since grown into nationally recognized real estate platforms.
This track record of identifying talented operators and helping them scale successful businesses has become a defining characteristic of Rollins’ career and is a central element of the strategy at Canopy Real Estate Partners.

Canopy Fund I raised $75 million of equity capital and is currently deploying capital into acquisitions across Colorado and Arizona. The firm is preparing to launch Canopy Fund II as it continues expanding its acquisition platform and sponsor partnership network across the Western United States.
Rollins’ investor base throughout his career has included insurance companies, pension funds, endowments, family offices, and large registered investment advisors.
In addition to his investment activities, Rollins is a frequent speaker at real estate industry conferences and investor forums. His commentary on real estate cycles, capital markets, and middle-market investment opportunities is widely followed throughout the industry. He is also the author of Commercial Real Estate Uncovered, a book on the fundamentals of commercial real estate investing.
