Unico Properties opened its latest development, a 96,000-square-foot Platte Street office building whose top floor is home to growing technology company Xero.
Xero, which relocated its U.S. headquarters from San Francisco to Denver, occupies 30,000 sf in The Circa Building at 1615 Platte.

Located at the base of the Highland Bridge, the contemporary four-story, LEED Platinum building was designed to reflect historic structures on Platte Street, including the Root and Zang buildings, which Unico also owns.
“Unico has long-held appreciation for Platte Street, and over the last several years, we’ve actively invested in this dynamic neighborhood because we saw the opportunity to unlock a deeper potential,” said Jackie Costigan, senior vice president of development at Unico and principal at Costigan Integrated, a wholly owned subsidiary of Unico, which oversaw the development of The Circa Building.
The building features a lobby with various seating areas for working and socializing; ground-floor retail concepts; secured, heated bike parking; spa-like locker rooms and shower facilities; a 50-person auditorium and screening room; private board room; and a secure common area with 20-foot sliding glass doors that open to a 1,000-sf all-season, private outdoor plaza with a fire pit and café seating.
There are numerous sustainable design elements, including white thermoplastic polyolefin on the building’s roof to help reduce the heat island effect; solar panels deployed by Unico Solar Investors; and low-flow plumbing fixtures for a 36 percent reduction in water usage compared with a typical building the same size.
“The Circa Building is designed to support innovators – ready to meet the most demanding of technology requirements, while also respecting the environment and wellbeing of our neighbors. With its delivery, we’ve realized our vision to develop a high-performing building where people can be and do their best in a way that is authentic to the rich history of its location,” Costigan said.
Partners on the project included Confluent Development, Swinerton Builders, Open Studio Architecture, JLL (office leasing), and Cushman & Wakefield (retail leasing).
