Uniform company finds fit with tech center flex building

A Cut Above Uniforms will occupy the building at 379 S. Arthur Ave. in Louisville.

A scarcity of available flex space drove interest in a Colorado Tech Center building that sold for $2.5 million, or $166.79 per square foot.

Sunny Way LLC purchased the building at 379 S. Arthur Ave. in Louisville from SimonKramer Partners LLC. A Cut Above Uniforms, currently in Broomfield, will occupy the building.

“We had substantial activity and several offers on the property for both lease and sale as there is limited flex product in the local market,” said Scott Crabtree of The Colorado Group Inc., who represented the seller with The Colorado Group’s Christian Smith. “Many of the existing flex buildings have been converted to office use in the Boulder marketplace, such as in Flatiron Park, hence increasing demand for the CTC and other markets,” he said.

A Cut Above Uniforms will use the property as warehouse/showroom space. “It was a good opportunity to own in the Colorado Tech Center, and they needed a bigger space,” said Jeremy Kroner of CBRE Inc. Kroner represented the buyer with CBRE’s Eric Abrahamson and Sarah-Joan Rotholz.

Built in 2005, the property at 379 S. Arthur encompasses 1.11 acres. The building has four loading doors and 20-foot clear height, an office area with a break room, and an outdoor dog run/play area.
