Taylor Kohrs builds Ash Street Apartments, affordable MF

Construction is underway on Ash Street apartments, an affordable housing project slated for completion in the spring.

Taylor Kohrs recently began construction on Ash Street Apartments, the latest affordable multifamily housing project developed by Koelbel and Co. and Mile High Development. Completion is slated for May.

Designed by Davis Partnership, the new 138,915-square-foot building sits on a 1-acre urban site bounded by neighboring apartments and businesses. The five-story building is comprised of 112 units with one-, two- and three-bedroom layouts and individual balconies.

“The project is surrounded by zero-lot lines with minimal staging and site access, requiring just in time deliveries and enhanced schedule coordination,” according to Scott Heasty, Taylor Kohrs project manager. “As construction progresses, we’ll need to utilize areas under podium and at the second level patio for staging. Lane closures and public safety will be a priority and present some complications that wouldn’t otherwise be encountered on an open site.”

In addition to challenges, though, the project does present an opportunity. “Being a Colorado based general contractor, we appreciate the fact that we can partner with such great developers and architects to help close the gap in affordable housing offered in Denver,” Heasty said.

Ash Street Apartments will consist of four levels of wood frame construction on top of concrete (post-tension) deck, over parking. The project includes two elevator or stair cores, and two commercial spaces on either end of the first floor of the building.

Amenities include a second-level landscaped outdoor community patio, community room, exercise room and 92 parking spaces.

Taylor Kohrs recently completed another Koelbel and Co. project, Garden Court Apartments, a 66-unit affordable housing project at Yale Station. The project partnered with RTD to offer NECO passes for residents that significantly reduced transportation costs. Taylor Kohrs also recently completed Avondale Apartments with Del Norte Neighborhood Development Corp. It is an 80-unit affordable housing project with office space, day care and parking located within the building.
