Theo apartment community opens at 9th & Colorado
A joint venture between Continuum Partners and CIM Group, 9th Avenue (Denver) Land LLC, announced the opening of Theo, the first market rate residential building at 9th & Colorado, a 26-acre urban infill project at the site of the former University of Colorado Health Sciences Center in Denver. Residents have begun moving into the nine-story apartment building that offers 275 rental units set atop 40,000 square feet of ground-floor retail.
The name “Theo” pays homage to the roots and history of the CU Health Sciences Center site, named in honor of Dr. Theodore Puck, a faculty member of the University of Colorado Medical School for more than 50 years, and an early pioneer of genetics whose work laid the foundation for the human genome project.
“Moving our first residents into Theo is a major milestone for the 9th & Colorado community,” said Frank Cannon, development director for Continuum Partners. “This comes on the heels of announcing our first retail tenants. We have really made great strides on the development in delivering a vibrant, mixed-use project to this neighborhood.”
Designed by Shears Adkins Rockmore Architects, the studio, one-, two- and three-bedroom apartments feature a contemporary design and modern finishes such as kitchens with honed quartz countertops, tile backsplashes and stainless steel appliances. Saunders Construction is the general contractor.
Theo offers views of Pikes Peak, Longs Peak and downtown Denver. The community provides an array of amenities for residents who enjoy athletic pursuits that supplement Denver’s outdoor activities, such as a resort-style pool with sundeck and in-pool lounging deck, 24-hour fitness center with on-demand flex room and yoga studio, on-site bike and ski repair shop, and bike storage. A poolside courtyard with cabana, fire pit and barbecue grills; two lounges with a variety of shuffleboard, pingpong, big-screen TVs, fireplaces and entertaining kitchens; a fully equipped business center; and a pet spa are additional amenities Theo’s residents can enjoy.

The second phase of residential at 9th & Colorado is already under construction and will offer an additional 319 rental units, which are scheduled for completion in fall 2019. Recently announced retail tenants include a 10-screen AMC Theatre, Hopdoddy Burger Bar, Zoe’s Kitchen, Postino WineCafe, Chase Bank and Bellco Credit Union. The first of several open green spaces – a 1-acre park in the middle of the project – will open in later this month.
The 9th & Colorado project will ultimately comprise approximately 2 million sf of mixed-use development on 26 acres.
