Unico Properties LLC, a real estate investment and operating company with more than 3.4 million square feet of holdings in Colorado, announced it will continue to build on its long history of property development with its first ground-up development in Denver, at 1615 Platte St., breaking ground on this mixed-use project in summer 2016.
“We’ve had a vision for development in Denver since we entered the market and have been patiently acquiring properties that will allow us to build projects that fit the needs of Denver for years to come. Our recent purchase of 1615 Platte St. completes an assemblage that will become the home of a cutting-edge office and retail project at the epicenter of Platte Street,” said Ned Carner, Unico Properties senior vice president of acquisitions and development. “Unico will continue to devote part of its focus towards developing site locations that are irreplaceable and enduring, emphasizing the importance of creating spaces with a sense of place and identity.”
The Platte Street development will feature almost 90,000 square feet of leasable space with approximately 10,000 sf of retail space and nearly 80,000 sf of office space. Building amenities include a large, flexible co-working and conference space, spa-quality shower facilities, state-of-the art bike room, indoor and outdoor auditoriums, outdoor work and social space, nearly 200 parking spaces and more. The design of the building is being spearheaded by Open Studio Architecture. The building is pre-certified LEED Gold and will feature a sizable solar array on the roof.
Unico first acquired property on Platte Street in 2014 and owns the entire west side of the street from 15th to 16th streets, including a trio of historic buildings. Its holdings will effectively straddle the pedestrian square at the center of Platte Street at the foot of the Highland Bridge. Unico plans on further activating this square and creating an outdoor experience that serves the surrounding neighborhoods as a meeting place for residents and workers in Lower Downtown and Lower Highland.

The building will be completed in first-quarter 2018.
