Whole Foods will occupy former Boulder Lucky’s Market

Whole Foods will be the newest addition to Table Mesa Shopping Center.

A new grocery tenant will occupy a former Lucky’s Market location in Boulder, following the national chain’s bankruptcy.

Whole Foods Market leased 32,000 square feet at Table Mesa Shopping Center at the intersection of Table Mesa Drive and South Broadway in Boulder. The tenant will replace Lucky’s Market, which vacated the property after filing for bankruptcy in January. Chad Henry of The W.W. Reynolds Cos. was the listing broker in the transaction. The broker who represented Whole Foods was undisclosed.

Henry said the property garnered significant tenant interest, with other major grocery stores and fitness chains vying for the space. He said the size of the property, its central Boulder location and the amount of surrounding complementary businesses drew in tenants.

“Large blocks of retail space like this one are hard to come by,” Henry said. “The size of the property, its visibility and signage opportunities and its location within a highly trafficked shopping center with a great mix of businesses made the property attractive to prospective tenants.”

Whole Foods joins over 60 other tenants at the approximately 225,000-sf shopping center, including Wells Fargo, Great Clips and Moe’s Broadway Bagels. According to Henry, the center is currently 95% occupied.

“Table Mesa has a large variety of restaurants, sporting goods and craft stores, coffee shops, a cooking school, multiple banks, health, fitness and beauty studios and a pet care facility,” Henry said. “The shopping center hits every retail sector.”

While Henry said the shopping center was open to a variety of tenants, a grocery store was an obvious choice because that type of tenant has had success at the shopping center in the past. Being a major natural food provider, Henry’s confident Whole Foods will succeed in Boulder, as he sees demand from the surrounding community for this type of grocer.

According to Henry, the addition of Whole Foods, an essential business that has shown continued popularity among consumers, promises growth for the 40-year-old shopping center. He said the new tenant plans to open as soon as possible, but an exact date has not been set.

The Lucky’s Market in Longmont also was recently replaced. Alfalfa’s, a Boulder-based grocery chain, submitted a sales-and-use application for the 23,000-sf site at 700 Ken Pratt Blvd. The application shows plans to upgrade the space with a new coffee bar, and lists Sept. 1 as the anticipated opening date.
