Apartments across from CSU trade in $9.89 million deal

A new 34-unit apartment community across from the Colorado State University campus sold for $9.89 million, or $291,088 per unit, according to Larimer County records.

The College 830 Apartments at 830 S. College Ave. was completed last year. Schrader Development Co., which developed the property, sold the apartments to 830 College LLC, a Boulder-based family investment group.

College 830 includes a mix of studio, one- and two-bedroom apartments with open floor plans, high-end finishes and easy access to the university, Old Town Fort Collins, the Max bus rapid-transit system and Mason bike/pedestrian trail.

Avuncular Bob’s Beerhouse and Dazbog Coffee are located on the first level.

According to its website, College 830’s in-unit amenities include washers and dryers, stainless steel appliances, quartz countertops, and vaulted ceilings in select units. Bike storage, along with covered and uncovered parking, is available.

Jason Ells of Cushman & Wakefield represented the buyer. He declined to comment on the transaction. Troy Peterson of Flagstone Partners was the listing broker.
