Synergy Medical to deliver mixed-use development to Swedish Medical Center campus

The retail spaces are designed to include a full-service restaurant, a nationally branded coffee shop and others to serve the Swedish and Craig Hospital medical campuses.

The start of construction has been announced for Synergy Medical, a new 102,000-square foot medical office development that will provide office and retail space to the Swedish Medical Center campus. Calcon Constructors is the general contractor and The Mulhern Group designed the project.

Medical tenants committed to the project include an ambulatory surgery center, neurologists, orthopedic surgeons, plastic surgeons and other complementary practices. The retail spaces are designed to include a full-service restaurant, a nationally branded coffee shop and others to serve the more than 5,000 patients, guests and employees who visit the Swedish and Craig Hospital medical campuses each day.

“This is the first new medical office space developed on the Swedish Medical Center campus in over 30 years. The addition of this state-of-the-art Class AA mixed-use office and retail building will provide specialized physicians and surgeons with premier space to treat patients,” said James Coleman, a representative for the developer. “The project is in an opportunity zone, which is a community development tool created by the 2017 Tax Cuts and Jobs Act. New medical practices may have significant tax advantages by locating at Synergy Medical. Synergy Medical is a perfect complement to the world-class services offered by Swedish Medical Center. The building creates new opportunities for physicians interested in locating to the hospital’s campus, with spectacular mountain views from Longs Peak to Pikes Peak.”

The project offers prime medical and retail space in an easily accessible location convenient to metro Denver and a top-tier hospital, according to Coleman. Free city shuttle service brings RTD light-rail commuters directly to the campus.

In addition to office and retail space, Synergy Medical will provide a long list of modern services and amenities, including: an ambulatory surgery center, providing patients with same day surgical care, high-bandwidth connectivity, touchscreen wayfinding, electronic access controls, interactive tenant conferencing, specialty physician office space, three levels of structured parking, retail shops and outdoor patio areas for dining.

Synergy Medical is being developed by a Greenwood Village-based partnership. Construction of the new Class AA building is underway. The building will include 88,000 square feet of office space as well as 14,000 sf of first-floor retail space.

HCA Healthcare/HealthONE’s Swedish Medical Center has invested more than $150 million in the expansion and revitalization of the hospital’s campus over the past three years, including the creation of a neuro intensive care unit and expanding orthopedic and robotic surgical and inpatient services. Visitor parking capacity also was greatly expanded with the addition of a dedicated employee parking garage.
